HOW TO GET THERE IN SPLENDIDO?
Splendido Taal is only 69 Km from Manila or 90 minutes of travel time from Makati City.
Route 1: Take the South Superhighway (SLEX) from Makati and exit at Sta. Rosa (or, to avoid traffic, turn to the next exit at Eton). Both exits will lead you up to Tagaytay City. Upon reaching the Tagaytay City Market, turn right and proceed on this road to Splendido which is about 3 Km after the Tagaytay City-Batangas boundary.
Route 2: Take the Coastal Road from Roxas Boulevard in Pasay City. Turn right to Aguinaldo Highway in Bacoor, Cavite, and proceed to Tagaytay City. Take the same route upon reaching the Tagaytay roundabout.

Upon purchase of a lot, the PURCHASER (as well as his/her heirs, and successors) shall automatically become a member of SPLENDIDO TAAL HOMEOWNER’S ASSOCIATION (STHA).
HOW DO I APPLY FOR MEMBERSHIP AT THE SPLENDIDO COUNTRY CLUB?
Upon signing of Contract to Sell, the purchaser is entitled to be nominated as assignee member (subject to approval of the board).
Once admitted as member, PURCHASER is now entitled to use the facilities and privileges of SPLENDIDO TAAL COUNTRY CLUB (STCC), except the right to vote and hold office and share in the distribution of assets upon liquidation of the club.
WHAT ARE THE REQUIREMENTS TO BE A MEMBER OF THE SPLENDIDO COUNTRY CLUB?
MEMBERSHIP ACTIVATION REQUIREMENTS
FOR ASOCIATE MEMBERS – (LOT / CONDO OWNERS)
1.One (1) time payment of PHP 10,000.00 ACTIVATION FEE.
2.Country Club MONTHLY DUES of PHP 750.00 multiplied by 12 months for a total of PHP 9,000.00/year.
- PHP 250.00 is consumable for food and usage of facilities (per month).
3.Fully accomplished Membership Information Sheet with:
- Photocopy of Birth Certificate (PRINCIPAL APPLICANT)

CAN I BUY SPLENDIDO COUNTRY CLUB SHARES EVEN IF I DO NOT HAVE ANY PROPERTY AT SPLENDIDO?
Yes, however you are not entitled to vote, hold office and have a share in the distribution of assets upon the club’s liquidation.
CAN I PUT UP A TOWNHOUSE OR DUPLEX TYPE OF HOUSE AT SPLENDIDO?
- Only one (1) private single-family residential house shall be constructed on each lot or building site, although the accessory quarters for household helps and garage may be built-in case of open lots, provided that all restrictions on easements and set-back will not be violated.
CAN I SUBDIVIDE MY PROPERTY AT SPLENDIDO?
No, lots shall not be subdivided. However, two (2) lots may be consolidated into one (1) provided it shall not thereafter be subdivided and provided further that the construction on these lots shall be subject to the easements-provisions stated at the DEED OF RESTRICTIONS OF SPLENDIDO TAAL RESIDENTIAL ESTATES.
In all cases, the consolidation shall be duly approved by JAKA TAGAYTAY HOLDINGS CORP. (JTHC), and/or the proper government office or agency, and duly registered in the proper office of the REGISTRY OF DEEDS.
WHEN CAN I START BUILDING A HOUSE AT SPLENDIDO?
Construction of any structure on the lots may commence only after payment of at least fifty percent (50%) of the total contract price of the lot and when house plans have been approved by JTHC and/or STHA.
House plans shall be approved upon paying the construction deposit and compliance with all necessary requirements. The amount of deposit shall be determined by JTHC and/or STHA at the time of construction and shall be subject to review from time to time. The said deposit shall be refunded after full completion of construction.
In case of any violation specified in the construction guidelines, the construction deposit shall be forfeited without prejudice to other legal actions the JTHC or STHA may pursue.
CAN I MAXIMIZE THE SIZE OF HOUSE TO BE BUILT IN MY PROPERTY?
Coverage Ratio – Defined as the building footprint divided by the total lot area.
The allowed building footprint for all lots shall not exceed thirty percent (30%) of the total lot area
Plot Ratio – defined as Gross Floor Area (GFA) divided by the total lot area.
The total area to be devoted to buildings and structures shall not exceed the ratio of eighty percent (80%)
LOT SIZE: 500 sqm
FOOTPRINT: 150 sqm (500 x 30%)
GFA: up to 400sqm (500 x 80%)
STOREY: 400 ÷ 150 = 2.6 Storeys
WHAT ARE THE REQUIRED FRONTAGE / SETBACKS / EASEMENTS FROM THE PROPERTY LINE?
The exterior wall and column of the house including bay windows or any projection thereof shall have a minimum set-back of three (3) meters from the property line on the side/s fronting the street and two (2) meters on the side/s facing the adjoining lot line, measured from the property line to the nearest finished wall or column or any projection from the said wall or column.
For lots sized at 900 sqm or more, the minimum set-back shall be ten (10) meters from the property line on either the side facing the street or the side directly opposite, and five (5) meters on the remaining sides.
WHAT IS THE ALLOWED MAXIMUM BUILDING HEIGHT FOR MY PROPERTY?
On lots with original grades of 30 degrees or steeper, structure to be built on lots sloping down to the rest of the property must have a minimum height of 9.0 meters measured from the top of the sidewalk fronting the property to the roof apex.
Structures on lots elevated from the sidewalk must have a maximum height of 9.0 meters measured from the existing natural grade line on the center of the structure of the apex.
HOW MUCH IS THE MINIMUM REQUIRED BUILDING COST?
All buildings must be of strong materials, valued at not less than P3,000,000.00 at present day costs, and should have at least 85 sqm of covered and enclosed building area.
IS CUTTING AND FILLING OF LOTS ALLOWED?
Filling of lots for landscaping, construction and other purposes shall be allowed provided that:
a.Such filling would not result in obstructed views and/or potential damage to the area as originally planned by JTHC and/or constitute an aggravation and/or nuisance to the adjoining property.
b.The filling does not exceed one-half (1/2) meter from the natural ground level within the allowed setbacks on the sides and one (1) meter above the natural ground level of the allowed setback from the side fronting the street
c.that drainage and protection measures are installed to prevent the water from flowing to the adjacent lots.
All forms of filling are subject to the approval of JTHC and STHA
WHAT SPECIFIC MATERIALS CAN BE USED FOR ROOFS IN BUILDING MY PROPERTY AT SPLENDIDO?
- Wood Shingles
- Other types of roofing materials are subject for approval of JTHC and/or STHA.
ARE THERE ANY CHOICES OF COLORS FOR ROOFING MATERIALS?
Choices of colors for roofing materials / finishes will be limited to colors normally associated with earth tones.

CAN I PUT WALLS OR FENCES AROUND MY PROPERTY?
It is the intention of JTHC to propagate the image of Splendido Taal as nature themed subdivision. Hence, the fences fronting the property should be of an architectural style that is in harmony with the nature theme.
In order to safeguard this theme, the design of all fences shall be organic architectural styles such as hedges or of a fence design approved by JTHC and/or STHA.
Fences fronting the property should not exceed a height of one (1) meter from the natural grade line.
Fences on the remaining sides should not exceed two (2) meters from the natural grade line.
CAN I PUT UP A STORE OR COMMERCIAL ESTABLISHMENT IN MY LOT ?
NO. Lots shall be EXCLUSIVELY FOR RESIDENTIAL PURPOSES ONLY.
No residential lots shall be used in pursuit of any commercial purpose or activity (such as office, sari-sari store, grocery store, eatery, funeral parlor, hospital, private clinic, plant nursery, school, bar, or any business projecting a negative image to the neighborhood), except at designated commercial areas and only for purposes approved by JAKA TAGAYTAY HOLDINGS CORP (JTHC).
ARE PETS ALLOWED AT SPLENDIDO?
Keeping of DOGS, CATS, or other pets in non commercial quantities may be allowed subject to such rules and regulations as the Association may adopt in accordance with applicable laws, regulations and ordinances of the government, unless expressly restricted by the association.
Strictly NO cattle, chicken, rooster, pig, sheep, goat, horse, snake, goose, or other animals shall be maintained of kept or stored in the lot.
CAN I PUT UP A DEEP WELL IN MY PROPERTY?
No wells may be dug on any lot without prior written approval of the STHA, JTHC and the government offices and entities concerned.
HOW MUCH IS THE MONTHLY ASSOCIATION DUES?
STHA requires all owners to pay their monthly dues for the following expenses:

HOW TO GET THERE IN SPLENDIDO?
CAN I PUT A WATER TANK IN MY PROPERTY?
In order to efficiently distribute the water during periods of high demand, we encourage to install an underground cistern or reservoir with the capacity not exceeding two (2) cubic meters. No overhead tanks will be allowed. Maximum diameter of pipes to be used should be one (1) inch.
Solar water heaters will not be allowed on any part of the roof of any structure built within the property.
CAN I INSTALL A BOOSTER PUMP TO INCREASE WATER FLOW IN MY PROPERTY?
You should first verify the actual location of underground utilities prior to planning and should secure all necessary permits before tapping to any utility line.
No Booster Pump shall be allowed in the individual internal plumbing system without a reservoir of adequate capacity between the water meter and the said booster pump and provided further that such installation of such booster pumps shall have prior written approval of JTHC or STHA.
WHAT IS THE ALLOWED STANDARD SEPTIC SYSTEM AT SPLENDIDO?
Lot owners shall construct / provide for a three (3) -chambered septic vault for each house unit conforming to the specifications provided by JTHC. Boring through concrete curbs and gutter for tapping of drainage and sewer lines shall not be allowed.
IS IT REQUIRED TO HAVE A GREASE TRAP IN MY KITCHEN?
Yes, grease traps must be provided by the property owner for the kitchen and carport. Grease traps must discharge into the main drainage system.
ARE WE ALLOWED TO SUBSCRIBE FROM CABLE COMPANIES?
In keeping with the developer’s vision to ensure the beauty of the subdivision, you may subscribe from cable companies provided that no individual exposed aerial antennae will be allowed throughout the subdivision.
The following shall not be allowed without express written approval from JTHC or the Association:
- Satellite / Parabolic Dishes
- Radio Masts
- Professional / Commercial Radio Base Antennae
WHEN CAN I MOVE IN TO MY CONDO UNIT?
1.The unit must be fully paid or owner must have paid the required full down payment.
2.Issuance of complete post dated checks covering the remaining monthly amortizations or a Letter of Guarantee & Deed of Undertaking from the bank (exclusive with Chinabank and Bank of Commerce) for the lump sum payment if the remaining balance will be paid thru bank financing.
3.Full payment of Miscellaneous Fee for the Registration and Transfer of Condominium Certificate of Title (CCT) estimated at 5.5% of the total contract price.
4.Submission of duly signed Contract to Sell / Deed of Absolute Sale and other pertinent documents.
5.Payment of Real Property Tax.
6.Payment of Fire Insurance Premium and Mortgage Redemption Insurance (for in-house financing of buyers).
7.Payment of required Turnover Fee.
